Your Conveyancer’s Tasks

Find out how much you can borrow and obtain an agreement in principle from a mortgage lender

Before Exchange

 

Look for property and agree a price

 

Appoint a conveyancer - provide identification, complete instruction form and pay money on account for searches

Checks identification and instruction form, receives money on account for searches. Receives details of property from estate agent

Organise a survey if you wish. This is recommended and may be insisted upon by the mortgage lender

Receives from the seller’s conveyancer a copy of the title deeds, draft contract, property information form and fixtures, fittings and contents form. Raises any necessary queries regarding these documents

Ensure you have the deposit ready for exchange of contracts

Applies for searches including local authority search and drainage search if out of date

 

 Receives replies to enquiries

 

Receives mortgage offer and deals with any special conditions

 

Receives results from searches. The results from these searches may prompt the need for further action such as copies of documents and raise any further queries

Study the report prepared by your conveyancer carefully. This will include all the information they have received about the property

Sends to you a report on the above information, and arranges the contract transfer mortgage deed and Stamp Duty Land Tax return for you to sign

Sign the contract, transfer deed and any mortgage deed and Stamp Duty Land Tax return

Requests your deposit. Agrees on your behalf with the seller’s conveyancer a completion date

Commence buildings insurance from date of exchange

Exchange Of Contracts

Sends the deposit and signed contract to seller’s conveyancer and requests a mortgage advance

Sign transfer document

 

Contact removal firms/van hire for quotes

 

Contact organisations to advise of your new address and moving date

 

Collects keys from estate agent - remember to take identification - and move in

Completion Date

Sends balance of money to seller’s conveyancer

 

Receives Deeds from seller’s conveyancer

 

Pays Stamp Duty Land Tax

 

Sends application to HM Land Registry to notify details of new owner

 

Sends Deeds to lender
