Your Conveyancer’s Tasks

Commission an Energy Performance Certificate

Before Exchange

 

Market the property for sale (usually with an estate agent)

 

Agree price with your buyer

 

Appoint a conveyancer - provide identification, complete instruction form and pay money on account for official copies of the title

Checks identification and instruction form, receives money on account for searches. Receives details of property from estate agent

Answer additional queries

Obtains official copies of the title and sends to you property information form and fixtures, fittings and contents form for you to complete

Complete the property information form and fixtures, fittings and contents form

Sends draft contract, completed property information form and fixtures, fittings and contents form to buyer’s conveyancer. Responds to any queries arising from these

Sign contract and transfer deed

Asks you to sign contract and transfer deed

Contact removal firms/van hire for quotes

 

Contact organisations to advise of your new address and moving date

Exchange Of Contracts

Receives deposit and signed contract from buyer’s conveyancer

Leave keys with estate agent who will only release keys when your conveyancer has confirmed the money is received

Obtains redemption figure from your lender

Cancel all standing orders and direct debits relating to the property

Completion

Receives balance of sale monies and informs seller’s conveyancer and estate agent

 

Pays off outstanding mortgage (if any)

 

Sends deeds and transfer documents to buyer’s conveyancer

 

Sends balance of monies to you or puts it towards purchase. The conveyancing and estate agent’s fees will be deducted from this amount
